How to find the perfect student home before term time starts

The best student homes are snapped up quickly, especially those close to campuses, bus routes, or popular amenities. Starting your search in June means you’ll have more options to choose from, giving you a better chance of finding a place that ticks all your boxes—whether that's location, affordability, or the right number of housemates. 

Work out your budget first 
Before you start viewing properties, sit down and work out a realistic monthly budget. Remember to factor in rent, utilities, Wi-Fi, food, travel, and a little extra for social activities. Knowing what you can comfortably afford will narrow your search and avoid disappointment later. Some properties may offer “bills included” packages, which can make budgeting simpler and easier to manage. 

View properties carefully 
When you go for a viewing, take your time. Check the condition of the house - look out for damp, check the water pressure, and make sure all appliances are working. Think about the practical side too: is there enough storage? Is the furniture in good condition? Don't be afraid to ask questions during the viewing - good landlords will be happy to give honest answers. 

Understand the tenancy agreement 
Before signing anything, make sure you fully understand the tenancy agreement. Is it a joint tenancy or an individual one? What’s the notice period? Are you liable for your housemates’ rent if they leave? It’s important to know your rights and responsibilities. If in doubt, seek advice from your university’s housing support services or student union.

When you find the right property, move fast - good student lets don’t stay available for long. But don’t rush into anything without reading the fine print. Take a day to review the contract and make sure you're happy before committing.
