Why electrical safety is a top priority in Scotland 
In Scotland, landlords face some of the strictest electrical safety regulations in the UK – and for good reason. Electrical faults can cause fires, injuries, and costly damage. What the law requires 
Since December 2015, all private landlords in Scotland were required to arrange for an Electrical Installation Condition Report (EICR) to be carried out at least every five years by a registered electrician. This covers fixed wiring, fuse boxes, sockets, and switches. Alongside the EICR, Portable Appliance Testing (PAT) is required for any portable appliances provided as part of the tenancy – from kettles and toasters to lamps. 

Understanding the deadlines 
If you’re starting a new tenancy, both the EICR and PAT checks must be completed before the tenant moves in. For ongoing tenancies, you must ensure these inspections are renewed before the five-year expiry date of the last report. Missing this deadline is a breach of your legal duties and can lead to enforcement action from the local council. 

Tenant communication is key 
You must give tenants a copy of the most recent EICR and PAT records. Not only is this a legal requirement, but it also reassures tenants that you take their safety seriously. Keep spare copies for your own records – these can be vital if your compliance is ever challenged. 

Plan ahead to avoid last-minute stress 
Electricians can get busy, especially in autumn and winter when landlords rush to meet deadlines. Booking inspections well in advance ensures that you are not caught off guard. A reminder set four and a half years after your last inspection can keep you ahead of schedule.
