Zoopla is similarly clear that online estimates should be treated as a guide rather than a final figure, and that algorithms cannot assess the individual characteristics that make one property different from another on the same street.
Online valuations are most useful for getting a broad sense of the price range your home sits within before you contact agents. They can also help you track how values in your area are moving over time, which provides useful context when you are deciding when to sell.
Checking recent sold prices
Looking at what comparable properties in your immediate area have actually sold for is one of the most grounding exercises available to any seller. Rightmove and Zoopla both provide sold price data drawn from Land Registry records. Searching for properties of a similar type, size, and location that have changed hands within the past three to six months gives you a factual foundation for understanding current market values.
